The aim of Anna Maria Vacations is to provide accommodations that are clean and comfortable and fully equipped so that you can enjoy your vacation to the fullest. The following terms and conditions are to ensure that our properties are kept in the condition equal to the time you arrived.
Please note: There will be a $250.00 cancellation fee and any eligible refunds are subject to Anna Maria Vacation’s ability to re-rent the accommodation at the price contracted. If the accommodation is re-rented (partially or fully), we will issue a refund in the amount we were able to re-rent the accommodation for, less the $250 cancellation fee. Eligible refunds will be determined based on the difference between the contracted amount and the re-rented price, less the $250 cancellation fee.
There will be no refund if the accommodation is not able to be re-rented. We do not make any sort of guarantee that we will be able to rent the accommodation for what was paid originally.
Act of God
Subject to Anna Maria Vacations Cancellation Policy and Refund Policy herein, it is expressly agreed that Anna Maria Vacations will not be held responsible and will not issue a refund for any reservations that are cancelled, prevented, restricted or interfered with by circumstances beyond its reasonable control, including without limitation, earthquake, fire, flood, Act of God, hurricane, red tide, storms, wars, civil or military disturbances, environmental hazards, or any other cause whatsoever beyond the reasonable control of Anna Maria Vacations. In the event you attempt to cancel your reservation, arrive late, depart early, or otherwise alter your reservation as a result of any of the foregoing, you will be subject to Anna Maria Vacations Cancellation Policy and Refund Policy as detailed herein. Travel Insurance can be a solution to help mitigate the risk for some of these issues. Anna Maria Vacations recommends you investigate the merits of perhaps purchasing travel insurance to cover the cost of your reservation in case of the foregoing.

In the event of cancellation refunds are subject to Anna Maria Vacations’ ability to re-rent the accommodation for the dates you reserved. Cancellations, non-arrivals, late arrivals, early departures or alterations that result in a loss of revenue for Anna Maria Vacations will be charged. It is recommended you take out travel insurance to cover the cost of your rental in case of cancellation.
Tax Law Changes
In the event of any tax law changes, the guest is responsible to pay the monetary difference that might occur. These changes can affect reservations already paid in full and the guest is responsible to pay the additional fees shall it occur.
Date of Arrival | Duration of Stay
When making your reservation online you can schedule your arrival date for any day of the week. For short reservations please see our gap filler specials or enter your dates into the system if it tags onto an existing booking then it will allow the reservation to proceed. Please note that short term reservations may not be accepted for peak periods.
Confirmation of Reservation
If you elect to have Anna Maria Vacations make the reservation for you the system will automatically send you a confirmation email containing a link to these terms and conditions. Payment of the booking will be the acceptance of the terms and conditions.
Anna Maria Vacations reserves the right to cancel any reservation subject to issuing a full refund.
With the exception of your initial payment made at time of booking, you have the choice of making your payments by either check or credit card.
50% of your total rental amount plus tax is charged to your credit card at time of booking (We accept VISA, MasterCard and Discover). This is a part of the total cost of your reservation. The remaining balance due must be received within 90 days prior to your arrival. If the optional Traveler’s Insurance is purchased, the Travel Insurance premium payment is due at the time of purchase.
If the reservation is made within the 90 days prior to arrival, the full payment is due and payable immediately by credit card (VISA, MasterCard and Discover). Please note for non US residents that the accommodation is quoted in US dollars. Any amounts quoted in UK pounds or Euros are for guidance purposes. The US dollar rate prevails. Final calculation of exchange rate will be debited or credited to your credit card during your stay or after your departure.
As listed on the reservation form. Additional persons are only allowed by prior arrangement with Management. The renter may entertain a maximum of 4 visiting guests. No visiting guest may sleep overnight in the accommodation and if this occurs a 25% per person surcharge of the total cost of the reservation will be charged. The management company also reserves the right to terminate the rental agreement immediately without refund.
We do not accept reservations from anyone under 25 years of age. We do not allow persons under 25 to occupy an accommodation unless accompanied by someone over 25 years of age.
The Island does have a noise ordinance that goes into effect after 10 pm, this ordinance pertains to any loud music or loud sounds coming from the accommodation after this hour. If the police or the Management Company is called due to the renters disturbing the peace we do reserve the right to terminate the rental agreement immediately without refund.
In the event of neighboring construction, Anna Maria Vacations shall not be held responsible to provide any type of advance notification to incoming guests, as we do not receive any type of notification of new or ongoing construction projects (new construction, exterior or interior renovations, pool/landscaping installation, etc…). Accommodation views are subject to change due to construction that may occur on the island.
Anna Maria Vacations manages several properties which are able to host events such as weddings, rehearsal dinners, anniversary dinners, reception, etc. This includes a select group of accommodations only. Please keep in mind that some of these are privately owned homes and not all owners allow events to be held at the accommodation and not all properties are able to accommodate certain festivities. If you are interested in hosting a function during your vacation, please give us a call directly at 800-737-9855 to discuss the possible properties, requirements as well as the rules and regulations involved. Failure to notify us of an event is subject to a 25% surcharge of the total cost of the reservation and/or termination of the rental agreement.
In the event of circumstances beyond our control, the Management reserves the right to substitute the accommodation for an alternate accommodation, if necessary. If this were to happen, i.e. an accommodation is for sale and sells prior to your reservation, we would inform you of any change made to your reservation prior to you arriving for your vacation.

Properties for Sale
There are instances where the properties are for sale and from time to time it is necessary for realtors to show these properties to potential buyers. If this circumstance arises we require the realtor to give us a 24 hour notice so we may inform you of this interruption. We try very hard to limit this to only one time during a stay, however we do reserve the right to show this accommodation as needed.
All local calls are free. Renters must use calling cards for long distance or international calls. You can purchase these at any retail outlet or at the post office. If a calling card is not used then charges for long distance calls are $1.00 per minute or $2.50 per minute for international calls and these will be charged to your credit card. Please note several of our properties do offer free long distance within the United States.
Under certain circumstances we allow pets. This must be discussed with the Management before arrival. In the event that the renter brings a pet without obtaining authorization a 25% surcharge on the total cost of the reservation will be charged and the Management also reserves the right to terminate the rental agreement immediately without refund. In order to meet all of your needs throughout the entire booking process, we offer two convenient options when it comes to security deposits. The first, is a non-refundable damage fee, which is a one-time fee that ranges between $50-$95 depending on the size of the accommodation. The second, a refundable security deposit of $750. For more information and assistance deciding which option better suits you, please contact our reservations department.
The renter agrees to be responsible for all damages in excess of this sum which will be determined if necessary by arbitration. The renter agrees that in the event of failure to agree by arbitration, proceedings will be held in the Manatee County Court, or in the case of United Kingdom residents at the Courts in the County of Carmarthenshire. After your departure the accommodation is checked by Housekeeping. The accommodation must be left in reasonable and clean condition or extra cleaning charges may be imposed. In the event that it is found that the accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest acknowledges and agrees their credit card will be debited to replace said items at the fair market price. Customer agrees to pay reasonable attorney fees and all court costs and expenses to enforce this agreement including appellate proceeds with or without legal proceedings.
Our accommodations are SMOKE-FREE. Smoking inside will result in a $200 per week minimum extra cleaning charge. Please enjoy your cigarettes outside your accommodations on balconies, patios or by the pool.
Renters who lose their keys or lock themselves out after office hours must phone the Island Locksmith on 941-778-1661. The renter is responsible for paying the locksmith call out charge and the replacement key charge. You will be requested to provide the locksmith with a copy of your reservation form proving your occupancy of the accommodation and either a passport or valid driver’s license with photograph. We provide two keys per accommodation during your stay. If the keys are not left in the accommodation upon departure there will be a $25 key replacement charge.
This agreement shall be governed and enforced according to the laws of the State of Florida. The prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an award of attorney’s fees, cost of expenses for mediation, arbitration and trial or appellate proceedings. This agreement contains the entire agreement of the parties. It may not be changed orally, but only by agreement in writing signed by the party against who enforcement of any waiver, change, modification, extension or discharge is sought. Renters cannot assign or transfer this agreement.
Rates are subject to change without notice on the website. Confirmed booking rates will never be changed unless directed by the customer ie: additional days added.
On-Line Booking and Information
The information provided, though deemed accurate is not guaranteed. It is subject to errors, omissions, change of price or withdrawal without notice.
Anna Maria Vacations shall not be liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects in the premises or otherwise: guests shall indemnify and hold harmless Anna Maria Vacations from any and against all liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or their guests use and occupancy of the premises. The management is not responsible for accidents, injury or loss of personal belongings of any kind.
Anna Maria Vacations shall not be liable to guests or to any party for any type of issued violations, including but not limited to: traffic tickets, noise complaints, turtle ordinance violations, etc. The sole responsibility lies on the responsible party including any incurred fees.
Accommodation Amenities (Bikes)
Anna Maria Vacations shall not be liable for any stolen items such as bikes or other outdoor amenities provided by the accommodation owners due to negligence. It is the sole responsibility of the guest to properly lock up these items and secure them in a safe manner.
While our accommodations conform to standard furnishing requirements, Anna Maria Vacations shall not be responsible for providing any additional furnishings or equipment not previously agreed to on the reservation form.
Failure of Equipment/Condition
In the event of failure of equipment to work, please notify us first so repairs can be made. Renter expressly waives and relinquishes any rights or claims against owner or Anna Maria Vacations for any damage that may result to renter from lack of maintenance, cleanliness, repair, defect including owners or Anna Maria Vacations for ordinary negligence. There will be no refund of all or part of the rental amount for any failure of any of the equipment to work. Maintenance of the unit may occur during your stay. In this case our service department might require access to the unit, with or without formal notice.
Liability for Property of Guests.
Anna Maria Vacations is responsible for providing safe and sanitary lodging, under the provisions of Chapter 509, Florida Statutes. Anna Maria Vacations is under no obligation to accept for safekeeping and, hereby, expressly disclaims acceptance of any moneys, securities, jewelry, precious stones of any kind, wearing apparel, or other property of the guest, and by law, has limited liability for the loss thereof. Supervision or safekeeping of guest’s vehicle(s) is not subject matter of these Terms and Conditions. Anna Maria Vacations accepts no duty of safekeeping whatsoever. Therefore, Anna Maria Vacations is not liable for theft / misappropriation etc. of the vehicle, of vehicle parts and components or of vehicle contents.
NOTICE TO GUESTS
- 509.111. Liability for property of guests.
(1) The operator of a public lodging establishment is not under any obligation to accept for safekeeping any moneys, securities, jewelry, or precious stones of any kind belonging to any guest, and, if such are accepted for safekeeping, the operator is not liable for the loss thereof unless such loss was the proximate result of fault or negligence of the operator. However, the liability of the operator shall be limited to $1,000 for such loss, if the public lodging establishment gave a receipt for the property (stating the value) on a form which stated, in type large enough to be clearly noticeable, that the public lodging establishment was not liable for any loss exceeding $1,000 and was only liable for that amount if the loss was the proximate result of fault or negligence of the operator.
(2) The operator of a public lodging establishment is not liable or responsible to any guest for the loss of wearing apparel, goods, or other property, except as provided in subsection (1), unless such loss occurred as the proximate result of fault or negligence of such operator, and, in case of fault or negligence, the operator is not liable for a greater sum than $500, unless the guest, prior to the loss or damage, files with the operator an inventory of the guest’s effects and the value thereof and the operator is given the opportunity to inspect such effects and check them against such inventory. The operator of a public lodging establishment is not liable or responsible to any guest for the loss of effects listed in such inventory in a total amount exceeding $1,000.
Lost and Found
Anna Maria Vacations shall not be liable for any personal items left behind in the units. The guest is responsible for all mailing and shipping charges, as well as a $25 processing fee for any “lost and found” items requested to be returned to guest. Location of lost items may be delayed due to ability to gain access to accommodations to look for said items. In the event that items are not located, Anna Maria Vacations shall not be held liable for those items left behind in the accommodation.
